Let Only Service: 6% (plus vat)
Includes:

  • Advice on rent obtainable 
  • Adverting and marketing through our website, major property portals, relocation agent and tenant database
  • Prepare tenancy documentation
  • Collect and remit first months' rent in advance, collect and protect the tenancy deposit under our membership of the tenancy deposit scheme (or remit deposit to landlord's scheme)

Let and Rent Collection Service: 10% (plus vat)
Includes:

  • Advice on rent obtainable 
  • Adverting and marketing through our website, major property portals, relocation agent and tenant database
  • Prepare tenancy documentation
  • Collect and remit first month's rent in advance, collect and protect the tenancy deposit under our membership of the tenancy deposit scheme (or remit deposit to landlord's scheme)
  • Transfer of Council Tax and utility accounts at commencement and termination of tenancy
  • Collection of rent during the term and remittance to landlord's bank account, accounting by quarterly statement
  • Pursue any rent arrears
  • Deduct any appropriate tax deduction under the non-resident landlord scheme rules and account to HMRC

Let and Full Management Service: 12% (plus vat)
Includes:

  • Advice on rent obtainable 
  • Adverting and marketing through our website, major property portals, relocation agent and tenant database
  • Prepare tenancy documentation
  • Collect and remit first month's rent in advance, collect and protect the tenancy deposit under our membership of the the tenancy deposit scheme (or remit deposit to landlord's scheme)
  • Transfer of Council Tax and utility accounts at commencement and termination of tenancy
  • Collection of rent during the term and remittance to landlord's bank account, accounting by quarterly statement
  • Pursue any rent arrears and provides advice in the case of action for breach of tenancy
  • Deduct any appropriate tax deduction under the non-resident landlord scheme rules and account to HMRC on the quarterly basis and issuing certificate of tax deduction following the end of the financial year
  • Where required, pay the landlord's demands for ground rent and service charge contributions
  • Arrange routine repairs (under £1000.00) and instruct approved contractors


Short Term / Holiday Let and Full Management Service: 27% x tenancy rent (plus vat) (32.4% inc vat)
This service is by special arrangement only and is only offered for certain type of properties; please enquire for further information.
Additional non - optional fees and charges
Renewal fees£90.00 inc vat fees quoted above will be charged in the case of a tenancy renewal or a statutory periodic tenancy where a tenant holds over beyond the fixed term, pro rate.
Preparation of inventory and schedule of condition - £90.00 inc vat this charge is raised by our  appointed inventory provider and will depend on the size of property and level of contents. Please refer to the guide in the terms of business and specific quote can be provided on application.
Tenancy deposit registration / protection - £90.00 inc vat this charge relates to the registration of the landlord and tenant details and protection of the security deposit with the tenacny deposit scheme.
At start of tenancy - £90.00 inc vat - provision of deposit certificate and prescribed information to tenant on renewal of fixed term tenancy / start of statutory periodic tenancy - £45.00 inc vat - registration of further term with tenancy deposit scheme.
Formal Deposit Dispute - £120.00 inc vat - preparation of dispute response on behalf of landlord and submission to the tenancy deposit scheme for dispute resolution.
Inspections during a tenancy - £60.00 inc vat - this charge will not be raised where we are instructed on a let and full management service.
Empty / Vacant property - £90.00 inc vat per quarter - provision of management services where property is unlet in excess of one month between tenancies.
Arrangement of major works (in excess of £100.00) - 10% plus vat of value of works (12% inc vat) - includes arranging access and assessment of contractor's estimates, ensuring work carried out according to specification and retaining any warranty of guarantee.
Sale of property to tenant - 2% plus vat (2.4% inc vat) of sale price - includes negotiation of sale / purchase terms and instruction of solicitors (a separate agency agreement will cover the instruction in this event)
Attendance at court - £75.00 plus vat / per hour (£90.00 inc vat / per hour) - covers travel to and from court to provide evidence / assistance to landlord's legal representative in any possession proceedings or action doe breach of tenancy.
House in multiple occupation (HMOs) where A1Estates provides a management service:
Statutory HMOs - application process for license £600.00 inc vat.
Selective HMOs (eg application to LB Camden) - application for license £240.00 inc vat.
Acting as license holder of HMO - £100.00 inc vat per quarter.
Acting as manager of licensed HMO - £100.00 inc vat per quarter

Fees To Tenants

Pre Tenancy:
Administration and preparation of tenancy fee - £250.00 inc vat per property + £50.00 for each additional tenant.
Includes:

  • Obtaining financial and credit checks £25.00 inc vat.
  • Obtaining employer and/or landlord references £25.00 inc vat. 
  • Preparation of tenancy documentation, including guarantee agreement where required £200.00 inc vat.
  • NB if you are a foreign national, a separate charge of £25.00 inc vat per tenant will be levied by our referencing provider for checking your visa status and establishing you are legally entitled to rent a property within the UK under the Right to Rent Act 2014.


Administration for Check of Inventory & Schedule of Condition - £100.00 (based on a standard studio) inc vat per tenancy + £50.00 for every additional room
Includes:

  • Accompanied check in, issuing of Inventory/Schedule of Condition and dealing with amendments.
  • (No charge to students registered under the University of London Housing Services Guarantee Scheme)
  • During the Tenancy: the tenant will be responsible to pay the following administration charges where, as a result of the tenant breaching the terms of the tenancy agreement, we are required to notify the tenant.


Rent

  • Cancelled or reversed standing order - £25.00 inc vat.
  • Paid late, issue of verbal or email notification - £10.00 inc vat. 
  • Paid late, issue of formal rent reminder 3 days after rent due date - £15.00 inc vat. 
  • Paid late, issue of formal final rent reminder 7 days after rent due date - £25.00 inc vat. 
  • Credit/Debit card charges - 5%.


Other breach of tenancy

  • Formal letter issued notifying of breach and requiring remedy - £15.00 inc vat.
  • Statutory notice or letting before action issued - £50.00 inc vat. 


Termination/Surrender of Tenancy (subject to the agreement of the landlord). Surrender Charge - £120.00 inc vat 

  •  Includes provision of surrender agreement for signature, remarketing of property.


Landlord void letting charges
Calculation based on contract % charged to landlord from the surrender date until the first lawful termination date of tenancy agreement. Notification of the relevant charge witch depends on both the date of surrender and fees charged to landlords for a particular tenancy  will be made prior to signing of a surrender agreement.

Change of Tenant

  • Administration charge - £180.00 inc vat. Includes surrender of existing tenancy and grant of new tenancy to include the new tenant.


Additional charge, Change of lead tenant - £60.00 inc vat.
Includes extra administration to change the standing order and re protection of tenancy deposit.

End of Tenancy 

  • Renewal of Tenancy - £120.00 inc vat. Includes preparation of renewal documentation.
  • Extension of Tenancy - £60.00 inc vat. Applicable for entire period of extension. Includes negotiation of hold over terms and the reserving of statutory notices.
